Get ready for demise of sprawl

Urban developers call it “smart growth,” and it’s a trend that should attract the attention of north Alabama policy makers.

Not so long ago, urban centers were more than commercial hubs. People lived close to stores and banks and government centers. Roads were rough and cars were a luxury, so people tended to live close to each other and to their daily destinations.

Then came urban sprawl, dramatic in large cities but significant even in Decatur. Better roads and reliable cars contributed to the trend. Changes in agriculture opened up inexpensive land for suburbs. “White flight,” and outlying schools to accommodate it, accelerated sprawl.

Government policies perpetuated the flight to suburbia. Zoning ordinances separated residential and commercial areas. Tax dollars flowed into highways, but rarely into sidewalks and bike paths. Sewer and water lines became a tool to increase sprawl.

The trend is changing, though. People increasingly resent long and stressful commutes. Gas prices — high and destined to rise — add a cost to long commutes and distant errands. A busy population is less enthralled at the prospect of maintaining expansive lawns.

As a society, we are recognizing that our automobile-centered lifestyles contribute to obesity and related ailments. We increasingly acknowledge the environmental cost of our dependence on gasoline.

Some cities aggressively encourage smart growth, consciously contracting population centers.

Decatur is taking some steps in this direction in its downtown area. The city invested in a streetscape project designed, in part, to make its urban center more pedestrian-friendly. Pocket parks provide green space in the midst of commerce. City planners are scrutinizing land-use regulations, looking for ways to encourage downtown residences.

The healthy trend away from urban sprawl requires a mind shift for city officials that goes beyond streetscapes. Every capital project should be evaluated, in part, by whether it is consistent with smart growth or perpetuates sprawl. The trend affects everything from school locations to sewer expansions to incentives for retailers.

A recent column by Neal Peirce of the Washington Post quoted demographer William Frey: “A new image of urban America is in the making. What used to be white flight to the suburbs is turning into ‘bright flight’ to the cities.”

A decade ago, urban sprawl seemed inevitable and investments to accommodate it seemed prudent. A decade from now, city leaders may wish they had channeled more of those resources into creating what one urban developer calls the “walkable city.”

The Decatur Daily is assisting the Democrat Party in "managing the decline." Already, young children in Detroit look around and see abandoned skyscrapers and neighborhoods. Though they cannot yet articulate their feelings, they are filled with an inescapable sense that things were somehow better in the past. Environmentalists would today put all Americans afoot save for government "officials" who will remain in their SUV's and luxury aircraft. This editorial seeks to romance the idea of a "walkable city" while ignoring the misery of walking on rainy days and through several months of winter. Again, liberalism is about spreading pain "fairly."

Agenda 21.......anyone?

And our streets are stil pathetic here in Decatur.

The wise will move out of cities and towns. When the money runs out (and it will) and the government can no longer provide for those living off of entitlements (which they won't) they will do just exactly as they have done in Greece and other European countries (count on it). We are on the same path.

Yes our town is already flooded with entitlement folk and when the money runs out they will take what they want like lawless bands of thieves that they are , they do not work now and will not work then, I for one and many of my friends have been preparing for this outcome and plan to defend what we own as we do now. Obama in a second term is the scariest thing that could have happened to help perpetuate the demise of our civilization , that is what he is pushing towards and for , so If you are not prepared you might want to wake up and sniff the Idiot in the white house's agenda. I intend to far out in the country in an undisclosed location with my family and friends to fend off these fools , they will have to kill us all to take what we have and that will prove to be quite a task. We do not hand out welfare or vouchers , we have worked long and hard for what we have and intend to keep it, I hate to say it to but it going to come that sooner than we realize

This editorial is a cannon shot against traditional/liberty & values by attacking, co-opting and degrading our, yours and mine, personal property rights. City Mayor and Council, Commission Chairman and Commissioners and members of planning and zoning boards are our first line of defense. Let’s all do letters to all of them and to State House and Senate members. This is pure UN one world government/Agenda 21 camel’s nose under the tent of liberty. We must educate ourselves and prompt our government representatives at all levels to learn what this is and avoid it. The primary front for this is through local city and county governments. Culman and Shelby counties are already hooked. Look up Don Casey on the web, he is from Alabama and is the nation's foremost expert speaking around the county. You people live in your own world Did you read the first two words! URBAN DEVELOPERS also known as Investers! These people invest in what they think will be a trend, Or shall I say "Getting in on the Ground Floor" That in no way will keep you from Buying or building anywhere you like. Bottom line there's more money to be made growing up than out.

Casinokid, I agree. The world of the paranoid is a frightening world which leads to fear, rejection and isolation.They argue job creation in one breath then condemn capital investment in the next. To them it's all a big conspiracy by "those people" whoever "those people" are. Everything and everyone is percieved as a threat and blocks progress for those who suffer it.It is sad that this mental malady is used by the unscruplous to garner political support. This prevents professional treatment by decieving those sufferers that they are normal. I'm thankful they are in the minority.

@ Kenneth. In what way does smart city planning constitute a assault on your liberty or your property? Most people making minimum wage can't afford to own a reliable vehicle or keep it insured. Laying down sidewalks will make it safer for these people to walk to work or look for better employment. I went without a car for four months once and it's extremely difficult to get around in a city without sidewalks. Furthermore, Decatur's public transportation is laughable, Mcats is never on time if they show up at all. Not owning a car shouldn't exclude you from participating equally in society. Fighting against the creation of sidewalks constitutes income-discrimination and does nothing but further marginalize the poor.
